Adaptive re-use of a historic school complex into 73 sustainable homes. 

Fullhouse has transformed a former school complex in Rotterdam-Zuid — located between Sikkelstraat, Vorkstraat, and Ploegstraat — into 73 sustainable homes. Originally built in by arch. W. Dahlen and A. Van der Steur, the complex was once the largest school in Rotterdam. It housed three schools (two G.L.O., Gewoon Lager Onderwijs, and one U.L.O., Uitgebreid Lager Onderwijs,), as well as a gym, bathhouse, two caretaker homes, and a covered playground.

The redevelopment focused on creating mid- and high-segment rental housing. Our role as architect – in collaboration with Inbo – was to realize the transformation while preserving the monumental and cultural-historical character of the building. An nice example of a building conceived according to the 'form follows function' principle, showing refined brick architecture, (remains of) well-designed window detailing, and a deliberate selection of materials and colors.


The original classroom layout was largely maintained, with tailored housing programs placed in each wing — including lofts in the former inside-playground, bathhouse and unique apartments in the tower on Ploegstraat. Original colors were brought back in the façade. Daylight has been provided where needed. Original tiles of the typical school corridors were kept and integrated in the new function, f.i. the kitchen. The former playground has become a green communal courtyard.

 

Located in a neighborhood dominated by social housing, Hillehof aims to diversify the housing stock and offer opportunities for "social climbers". This aligns with goals set by the National Program Rotterdam South (NPRZ) to strengthen the area by retaining upwardly mobile residents.

By following the original structure and reusing materials where possible, the transformation prioritized sustainability. Sustainability Through Preservation and Reuse. The homes are connected to the existing district heating network and have energy labels A and A+, making them highly energy-efficient — especially for a monument.
